Hey Jane ! I'm very sorry you are feeling this way after working together. These feelings were never expressed to me. I would like to take the time to address what transpired. I met with you on a Sunday afternoon to see a home in Thornton. Through Zillow you had selected to get approved with ZHL. The preliminary email you told me you received was half the amount of the home's list price. The Zillow loan officers do not work the weekends. However due to the urgency I asked my Loan officer to contact you asap. Loan Offer contacted you within 30 min of leaving the home and started your file. With most of the documents uploaded by the end of the day, The loan officer denied your pre approval until more documents were submitted. While you were in the process of uploading documents the home received an offer from another buyer. From the moment we started discussing submitting an offer, you consistently expressed wanting to submit below list price. At this point it was clear we would not be receiving pre approval that day due to missing documents. The seller accepted the other offer and the house went under contract. After the Zillow loan officer received your final documents Monday. It was determined you would not qualify with a traditional loan. You required a no income loan, again after receiving this information I immediately called another lender who provides the loan you needed. After connecting you to a new lender it was determined that you would qualify for the list price! Unfortunately, you expressed that the monthly amount would be outside your comfort zone. It was also determined that you needed a large seller credit. Had I submitted an offer before getting you pre approved with the lender. You would not have been aware of the credit you needed and the monthly payment would have been too much for you to continue with the transaction. The end result of all this, a preapproval letter for the lower amount you were comfortable with and the submission of a back up offer below the home's listed price with a large seller credit. The back up offer was not accepted due to the fact it was "well below the offer they had already accepted". I am happy to hear that all my efforts still served you well! You were able to take the preapproval letter my lender gave you and go work with another Realtor. Had you come to me that Sunday with a recent pre approval letter in hand as you just did with this new Realtor I would have submitted your offer right away. The unfortunate truth is your offer was less than the other offer on the table and it would not have been accepted. From the bottom of my heart I do wish you the best with your home purchase!
