When a client refuses to communicate as you stated, be unprofessional or rude, an agent can only accommodate to a certain extent. In the end, your business was sold at the full list price you designated, the ABC license was transfer was approved, the health inspections were successfully completed and escrow closed in a timely manner. As you stated, you contacted me because of my many years of experience and knowledge and you received everything you demanded from the sale. If this buyer backed out of another transaction because of the health inspection issues with that other business, it would appear that conducting a health inspection during escrow is the standard, prudent procedure.
