    I have not represented you in the sale or purchase of a property, and you are not a customer of mine. Your first sentence is a contradiction of your statement. Did I “not show up” or was I there for “5 minutes”? I was at the property to meet with the inspector. I hired the inspector who has inspected countless properties for me. My protocol is to meet with the inspector at the beginning of the inspection and then reconvene towards the end of the inspection. I do not need to be present for the entirety of the inspection. The inspector knows how to do his job. Addressing your incorrect pool equipment statement, any experienced person or realtor knows that there is no language on the As-Is Residential Contract for Sale and Purchase addressing “Pool Equipment”. However, on page 1, line 21 of the AS IS contract, I have cut and pasted directly from the contract: “Other personal items to be included in this purchase are” POOL EQUIPMENT is written in and clearly stated on the contract. A robotic pool cleaner is pool equipment and is stated to be included in the property purchase as personal property. Your statement, again, contradicts yourself. Your closing sentence “always clarify with your real estate agent to ensure proper disclosure during the sale process” the pool cleaner was clearly written and disclosed on page 1 line 21 of the contract, as your realtor advised you of, which is why the pool cleaner was provided to the new owner of the property.
