Thank you. I am sorry your experience was not satisfactory. Market conditions during your sale/ purchase period were very competitive with multiple offers. Trying to negotiate a purchase for a contingent buyer can cause stress. It can also diminish negotiating power. In more competitive market periods, sellers are not inclined to pick a contingent buyer first. Once an offer has been accepted on the current home, a “subject to” offer can be written. This is still not as strong as a straight purchase. We make every effort to align transaction dates so that no gap occurs it is not always possible. This is a major stressor. It requires all parties to show flexibility. Your purchase was a relocation sale, their dates were hard dates with no changes allowed. I am sorry you suffered additional expense. We hope that the 2% listing commission discount we provided helped to soften those expenses. Again, we appreciate the input and hope your new home serves you well.
