While you should not expect your agent to be on call 24/7, she should respond to your voicemail and texts in a timely fashion. Tenants are refunded their Security Deposits in full, once it is determined that there are no damages to the property and it was returned clean, and in the condition required by the lease. In cases whereby the tenants do not receive a full refund of their Security Deposit, is because damages to the property needed to be fixed, or that the property needed to be cleaned, or that the property needed to be brought back to the condition required by the lease. All this is substantiated with written reports and photographs, which are reviewed by the Landlord, and then a decision is made to deduct the cost of the damages, repairs and cleaning.
