I am very proud of the fact that I was able to sell this home. I was the fourth Realtor that was hired by these sellers to market this home and I knew going into it that it would not be an easy one. Not only did the Sellers speak very unfavorably about their past Realtors and experiences, but the fact that the home had many challengers to overcome. One of my specialties is listing and selling homes that did not sell the first time. I knew with my special marketing package that I was planning to give to this home that I would be able to overcome the challenges and get the property sold. This home had been listed the first time and then expired on the market in 2016 after being listed for 231 days. The second listing expired after 349 days on the market on 6/24/2020. The third listing was cancelled and withdrawn after 468 days on the market on 11/2/2020. I listed the property for $639,000 and sold it on 6/28/2021 for $620,000, a total of 146 days on the market. This was an excellent price considering the Sellers had well over 60 plus showings and only one offer. There were many challenges as previously mentioned including a dated interior with older bathrooms, a steep sloped front and back yard, 17 year- old roof with a large limb from an old oak tree hanging over it, 11 years of age air-conditioner that was not disclosed (the Seller only disclosed the 3-years old unit) multiple stairs in the home including a stairway from the garage just to enter the home, sunken living room, family room and master bedroom with more stairs, and another set of stairs leading to the second story bedrooms. The biggest challenge of them all was the dock that had been submerged underneath the lake for well over one year. In my opinion, this Seller should have been very thankful that I was able to overcome all of these obstacles and sell the property they have been trying to sell over the last five years.
