Nathaniel — First off, I see you stated I helped you rent a home and that is false as I did not represent you as a client. You applied for and rented my client (landlord) home starting 7/1/2023. I presented your application, pay stubs and supporting documents to my client and prepared the lease agreement with terms that you and the landlord agreed upon on the application. You both also agreed to renew the lease for another 12 months at the same rental price and terms and this amendment to extend was executed on 7/2024 with the new lease ending 7/2025. On 4/29/2025 my client, the landlord, asked why another real estate agent was asking them to complete a rental history form for another lease property. I explained that it's because you, the tenant, were likely planning to move out and find a new home to lease. On 5/1/2025, I was present with my client when we went to check on the condition of the rental home in order for her to complete the rental history form received and for her to prepare to relist the home. Unfortunately, your family did not properly maintain my clients property and we found the home in poor condition with crayon and marker writings on essentially every single wall/door/baseboard, rear exterior hardie board damaged, concrete patio defaced, upstairs walls with non-matching paint by the stairwell, torn carpet on the stairs, poorly maintained yard and a dog living at the home that was not included in the application or informed the landlord. In order for my client to have the home returned in an acceptable condition to rent out again, she will have to hire a contractor to repair these damages which was quoted at well over the security deposit, by multiple contractors. There were no penalty fees applied, but per the Texas Property Code, a renter is responsible for all damages caused by their negligence and in this case the repairs exceed your $2,500 security deposit which you are responsible for. This is a matter that you and the landlord deal with directly, and does not involve me, my team or brokerage in any way. No threats were made to damage your credit. The landlord stated that she could not accurately provide a good rental history to another landlord/lease listing agent until you agreed to remedy this situation, which your family caused. The negotiations of the repairs costs and estimates from a contractor/repair person are a direct landlord and tenant issue, and I was not involved in these communications. I never sent any communications to you regarding this situation and all correspondence was sent either by you or the landlord. I absolutely did not make any aggressive phone calls or communications to you, so these are all false and baseless claims. Past the walk-through on 5/1/2025, I have not been a part of any phone calls or communications that you have had with the landlord. The landlord did include me on some of the emails for awareness of the situation as we prepared to get the property back to a condition to rent again, but I did not include myself nor did I communicate directly to you in any way. Any and all concerns regarding the property you rented are between you and the landlord. There has been no extortion, coercion or harassment on my part as we have not communicated aside from the day that we did the recorded walk-through with my client. I do have these recordings and photos showing the extent of the damage to the home so we could work to prepare to have the home returned to a condition in which it could be rented again. Your email was received stating that you will leave negative reviews on me, which is in retaliation for your lack of care of someone else’s property. It is unfortunate that you have chosen this path instead of taking responsibility for the damages that occurred during your tenancy at this property. My team and I have treated you with the same professional conduct as we do with anyone that we come into contact with on a sale and lease transaction. I pride myself with treating everyone in a respectful and transparent manner.
