    In response, He did not request to have seller pay settlement fees. In these times sellers are not paying closing cost like they were two years ago, even with cash deals. I did go to the attorneys office a day early because I had so much going on that I forgot to change the date on my calendar, that Monday was a holiday and it was pushed to the next day, but that didn't affect anyone but me. I was there the following day on closing. I had already given him the information and amount that he needed to pay for his due diligence money, (not down payment) in a text days before. I was showing homes when he had text that morning, and answered him again as soon as I saw his text. It was not my listing , so I told him the listing agent did not have a property disclosure addendum, that was out of my control. I had asked him if he wanted to view that side of the duplex, he responded no. He bought both sides, we viewed the vacant side and the tenant was supposed to be home so we could view that side but she wasn't. I asked if he wanted to schedule another time, he replied no. He did ask how much to bring to closing, it was a cash deal and a large amount, so I did give him the attorney's phone number to make sure to get the correct amount. I NEVER said that was on him to ask those questions. After the purchase again, I did not say I didn't want to be a part of getting him those documents. I did in fact give him the number to the listing agent, because he already had a relationship with the tenants and he would be more helpful with the transition of a new landlord than I could provide. I correspond with my clients a lot through text and email, so that I can back up what is said in person. I always text offer terms to my clients before I write up their offer, so no one will say as in this case that I didn't write up as asked.
