To my community and clients: I want to start by acknowledging that the process of clearing and renovating a loved one’s home is not an easy one, and that I bear no ill will towards the person who left the negative review. However, I feel it necessary to reply, since I put a lot of work and effort into this home and have happy memories of my time spent. The negative review strikes a real chord, since I did close the sale this home at top market just 58 days after listing. I feel this is an unjust attack on my person, so I needed to write out all the work that was done and what the circumstances were. I neither received, nor asked for, compensation for any of the additional items or actions, or for cleaning materials, tools or time that I used and for all the work I put in to prepare this house for the market. I paid out of pocket for the roof repair and to the people who helped me prepare the house for market. In sum, the home became vacant in May 2020, I was contacted in February 2021 by the executrix, I began work on the home in July 2021, we listed in September 2021, the home closed in November 2021, and final repairs were completed two days later. For clarity: from day one the executrix wanted to be clear that everything in the home was to be donated and not thrown away unless she deemed it trash. She would pack up the items and get them ready to donate or sell. I am not impervious to words, and the result from this individual’s review has taken a personal toll on me. I had a relationship with the sellers that predated my introduction to the executrix. It was that friendship, and my desire to perform at a high level for all clients, that caused me to continue this transaction to the closing table. I was very relieved when we closed. I have, to date as of writing this letter, listed and sold 77 homes and closed 149 transactions with not one bad review until now. I hope that the public looks well upon this response and I look forward to continuing on my path as a guide and advisor to many more clients to come. Thank you for reading. Sincerely, Marc Banning. The full timeline: House became vacant May 13th of 2020. 267 days later or February 4th of 2021: Executrix first contacted me. The house was completely cleaned out on July 1st 2021. August 27th 2021: painting started. August 31st: the interior painting is completed. September 1st: I went to prep the house for photos. September 8th: house goes active on the market. November 5th: 58 days after the list date, we close. November 7th: we completed the repairs requested at walkthrough. What I did before listing. 2/5/2021 Turned domestic water valve off at main in case of furnace failure during winter. 3/6/2021 Shoveled the driveway, cleaned refrigerator/freezer and cabinets of old food. Filled a city toter and recycling bin and still had an additional 2 contractor bags. 4/16/2021 Took 5 foot stack of records to donate. 4/19/2021 Dropped off leaf bags while owner was cleaning up yard 4/26/2021 Met painter at the house to quote for basement clean out and painting. 4/27/201 Opened pond by installing 2 pumps 4/28/2021 Stopped to check on pond, took out trash. 5/3/2021 Offered info for an estate sale company. Seller declined the recommendation. 5/16/2021 Coordinated driveway to be sealed. 5/17/2021 Picked up 13-18 large boxes full of donations to deliver to fairport. 5/25/2021 Driveway was sealed. 5/25/2021 Went to check on the fish pond, pumps stopped working. Breaker was tripped in the basement, had to reset and then clean the filter. 5/26/2021 Went to check on the pond and mowed the lawn. Found an additional pump that was covered in algae in the pond, removed, cleaned then reinstalled. Suggested seller have pond company come in and clean pond. 5/27/2021 Called pond service company 6/1/2021 Seller asked if I could take photos of items in the house. Went the same day and took photos. 6/2/2021 Stopped over to check on pond cleaning. 6/8/2021 Seller asked if I had sent photos. I had not. Seller said they wanted them posted through FaceBook Marketplace. The photos I took were not sufficient to list individual items for sale through the marketplace. Photos were of cabinets full of knick-knacks. 6/9/2021 Seller informed me she did not need photos. She had a different clean-out company that was going to take care of removing remaining items from the house. 6/21/2021 House being cleaned out. 7/1/2021 House is empty. 7/6/2021 Painting quote approved, target start date 8/16/2021 7/13/2021 Spoke with the seller about removing carpets rather than having them cleaned as they smelled of cat urine. 7/15/2021 Family member started to remove carpets. 7/26/2021 Stopped in to check on cleaners. Went to the hardware store and installed window ac for cleaner. Was over 90 degrees out that day. 8/1/2021 Interior painting is completed. 8/1/2021 Brought in dehumidifier and ozone machine 8/1/2021 Called seller to talk about cleaning at this time she stated she did not
