Not sure why this ended up as a 4-star rating. I helped negotiate $50K over the nearest model match comp and a 6 month lease back that the seller needed to transition to their new home out of state. I'm thinking this may have been a mistake in the rating but it goes to show that although comments seem to support a 5 star rating, a 4-star rating was given without explanation.
