Hi Nora, thank you for sharing your thoughts and thank you for the stellar review that you left me in 2020 when I helped you purchase your first home. It seems you forgot that you did, in fact, get an offer on your home. Perhaps you also forgot that I spent a full week negotiating the offer that ultimately did not work out. In regards to the market, you listed in late October. A quick google search will tell you that the worst time to list a home is November and as we get closer to the holidays, the market slows down. Full stop. Any market. That doesn't mean that a home won't get sold but the best time to list a home is spring/early summer. After 35 showings and several groups who came through an Open House, data would show that you should have received and accepted an offer. So I shared the listing with colleagues who felt strongly that your home needed staging or ideally, it would present better as a vacant home. If you recall, I suggested staging/offered to pay for a staging consultation and I also let you know that you could move and we could sell your home vacant. You and your husband declined. I see that with your next agent you took my suggestions to heart and made updates and sold it vacant - congrats! I knew from the beginning of this working relationship that there were some trust issues that you and your husband had with me which led me to have to share screen shots of calls and texts that I was making to agents to chase them for feedback on your home. Sadly, as I mentioned in our listing appointment, agents don't always give feedback. It is a very frustrating part of our business. Ironically, when feedback was received, your husband was particularly defensive of the feedback and dismissed it so I am not sure it was beneficial to you. I am so glad you got your home sold, almost for the price we listed it for. That said, pricing wasn't an issue. The number of showings wasn't an issue. The home needed staging or to be vacant and that is what did the trick. I hope you are enjoying your new home!
