I found her to be lazy and a stumbling block to getting my condo sold. Theresa was notified of the Buyer's inspection date and failed to inform me (the seller) of that date. I disagree with this review, first of all Id like to discuss how I helped this owner with all his properties. It started with his rental that I put a very qualified tenant a retired fireman with great credit and pension, I went there after a tornado to find the tenant in his condo with glass blown in windows walking on glass, the owner was in Ukraine so out of my kindness I went there to check on the property and helped the owner with the clean up details and got his tenant to a safe place. His condo was inhabitable condition but instead of being concerned about his well being he continuously suggested I shouldn't help the man get into another rental. Was I supposed to leave him homeless? He asked me to sell his other property which while selling had repairs necessary I helped coordinate repairs that was affecting his condo. We then received an offer which he accepted and signed knowing that there was a 7 day inspection period page 5 of 12 of the As is Residential Contract for sale and Purchase that he signed, at the inspection I attended the inspector explained that the ac line was clogged ( in Florida its a common maintenance issue) this is nothing an agent can prevent prior during an inspection, its usually taken care of with normal maintenance and most of all the high level of mold was a mold test done by the inspector, which is nothing an agent can take care of prior to an inspection - this mold test does not test the inside of a refrigerator, its the air in the whole condo- its was extremely high and dangerous mold; and the buyers wanted compensation - the seller would not offer any thing to help to the buyer who is in stage 4 cancer, so I offered my commission to make the buyer happy and continue with the sale. If it wasn't for me this most likely never would have been sold, The buyers wanted to measure for a new refrigerator again since they wanted to replace all the old appliances, and the seller would not let him in to measure and told their agency. And even The buyers agent were now not never allowed into the property because she didn't return his call but she was contacting him daily, in writing because of his behavior she wanted everything in writing. He then knew a week in advance of the final walk through date. He shut off the electric and water when he shouldn't have to do it properly. He was to say the least grateful for how I went over and beyond for him. I didn't have to give up my commission and wasn't even asked to. I was trying to be human and help a stage 4 cancer person have a happy purchase probably the last one in his life and do what would help my seller close this deal which is the objective to sell the property because other wise if it went back o the market the mold test would have to be disclosed for future buyers and it would most likely deter any other offers unless there was mold remediation and this can be thousands of dollars cost to the seller, So to save the sale for the seller and buyer I gave up my compensation since the seller refused. I do what it takes to get the sale closed. He should be grateful I went over and beyond the scope of a realtors duties. Im saddened to think he would write such nonsense to hurt my reputation when Ive been an outstanding real estate agent for over 20 years with not one complaint except his which is not deserved. He threatened to report us but I think he knew a false report to the DPBR would cause him trouble or if he did they obviously denied his claim since he has none to justify. It's sad to work so hard for someone and get the job done, who wants to blame their condo needing repairs during an inspection on the agent, and just should move forward to get done to make it clean instead. Its the owners responsibility to have the condo ready for the inspection period and then the remedy the repairs if necessary or sell as is. Anyway theres many compliments we receive everyday from our loyal clients for our service done and that's why we are in business 20 years going strong. Please disregard this sellers comments
