We are disappointed to hear this soon to be a former tenant's perspective, especially as it contains several misleading statements. Transparency and professionalism are at the core of how we operate, and we’d like to provide some clarification. First, the tenants questioned the standard practice of a security deposit at the start of the lease and frequently disputed lease terms that were clearly outlined. They independently replaced items like the shower head and doorbell without authorization, which is a violation of the lease. Additionally, the tenants were almost always unwilling to accommodate scheduled times for licensed contractors, making timely repairs more difficult. Regarding the HVAC system, it was not neglected for over a year. When the unit failed, the tenant demanded the unit be replaced that night. We made a decision to replace both units because of age and units were professionally replaced within 7 days—well within a reasonable timeframe and in compliance with state requirements. The tenants also challenged the legitimacy of every contractor and expressed distrust from the beginning of their lease. The tenant failed to mention that the water heater in the garage busted and it was replaced that day. The tenant received multiple lease violation notices and were issued a non-renewal due to consistent noncompliance with lease terms. As for the move-in inspection, it is the property managers responsibility to walk the property room by room and fill in the move in checklists and then email a copy the tenant signed. Per Virginia law, tenants have five days to submit objections or corrections in writing after receiving the move-in report. No such objections were submitted until several months later, well outside the legal window. It’s also important to note that this tenant questioned nearly every aspect of the lease and challenged the legitimacy of licensed professionals doing work on the home. We maintain all of our properties to a high standard and provide clear, legally compliant lease agreements. We always encourage prospective tenants to review any lease with a professional, which we fully support. We also recommend tenants be familiar with their rights and responsibilities under Virginia landlord-tenant law. We wish this tenant the best moving forward.
