What is a Zestimate?
The Zestimate (pronounced ZEST-ti-met, rhymes with estimate) home valuation is Zillow's estimated market value, computed using a proprietary formula. It is not an appraisal. It is a starting point in determining a home's value. The Zestimate is calculated from public and user submitted data; your real estate agent or appraiser physically inspects the home and takes special features, location, and market conditions into account. From our own Dr. Stan Humphries:
Zestimates are intended as a useful starting point to help consumers determine an independent and unbiased assessment of what their home might be worth in today's market. Based on recent sales, square footage, location, property tax information and more, and combining it with home updates from users and trends in the active and pending market, Zestimates are the leading computerized home valuations available to consumers today.
