What is My Estimator?

My Estimator home valuation tool is a tool anyone can use - for free. In just five easy steps you can update information about your home or anyone else's by creating your own estimate.

Why should I use it?

If you're posting your home for sale or setting a Make Me Move® price, you can create your own estimate to help justify your home's value. By using your knowledge of a home - whether you own it or not - you can use the Zestimate® home valuation as a starting point to update facts about a house, add information on home improvements, and select your own list of comparables. When you're done, you will have your own estimate for a home and a better idea of what the house is worth.

Are you saying the Zestimate® is not accurate?

We create the Zestimate from data and information we get from public records and then enter it into our own proprietary formula. Since public records can sometimes be outdated, My Estimator gives you a chance to update our Zestimate based on your knowledge. The outcome is your own estimate.

What can I do with My Estimate?

Well, it depends on your situation, but here are four ideas:

  1. Selling a home - Use My Estimator to help set and justify your selling price. List the improvements and upgrades you made to your home and instantly see the value impact of those changes. Once you're done, you have your own estimate. You can make your estimate public for everyone to see or you can share it with family, friends, and real estate professionals through e-mail.
  2. Buying a home - If you see a house you're interested in buying, use My Estimator to help figure out a fair market value so you don't pay too much. Enter the home's unique features and its updates, work with the comps for this home and determine an offer price. Or, use My Estimator to explore the value impact of improvements you might make to the home if you bought it. For example, if the kitchen is in need of a facelift, you can enter a remodeling job within the tool to see what kind of improved value it would bring.
  3. Owning a home - You know what your home is worth... or do you? Keep track of your most precious asset by logging information into the tool and then getting an updated value. If you haven't moved in a while, chances are the public records don't reflect all the improvements you've made. Like stock records or mutual funds, you can track your home's value and keep your estimate private for your own use. Or, put it out there for the world to see.
  4. Thinking of remodeling - Ever wonder how your home's value would improve with that addition you've always wanted? Plug in the numbers and voila! - you can see how your home's value will appreciate.
