LEASE TERM AND PENALTIES
Lease Term
This Lease is for a fixed term of six (6) months. The Lease shall begin on the Commencement Date and end six (6) months thereafter, unless extended in writing by Landlord.
Early Termination
Tenant may not terminate this Lease early without the prior written consent of Landlord. If Tenant vacates, abandons, or otherwise terminates occupancy before the end of the lease term, Tenant shall be in default.
Upon early termination, Tenant shall be responsible for:
An early termination fee equal to two (2) months' rent
All rent owed through the end of the lease term or until the unit is re-rented, whichever occurs first
Advertising, leasing, and administrative costs incurred to re-rent the Premises
Any damages beyond normal wear and tear
Late Rent Fees
Rent is due on the date specified in this Lease. Any rent not received within the applicable grace period shall be subject to a late fee as permitted by Nevada law, plus any additional daily charges allowed by law until paid in full.
Returned Payment Fee
Any returned or rejected payment shall be subject to a non-sufficient funds fee as allowed by Nevada law, in addition to any late fees.
Holdover Penalty
If Tenant remains in possession of the Premises after the expiration of the lease term without Landlord's written consent, Tenant shall be charged 150 percent of the monthly rent, prorated daily, until possession is surrendered, in addition to any legal fees incurred.
Legal and Collection Costs
Tenant shall be responsible for all reasonable attorney fees, court costs, and collection expenses incurred by Landlord as a result of Tenant's default or breach of this Lease, to the fullest extent permitted by Nevada law.
Security Deposit Application
The security deposit may be applied toward unpaid rent, fees, damages, or costs resulting from Tenant's breach. Application of the deposit does not waive Tenant's obligation to pay any remaining balance.
