Guests must use short-term guest stalls only; tenant vehicles parked in guest stalls are subject to towing per Bridgecreek Villas HOA rules. Any vehicle fluid leaks damaging the custom floor coating must be cleaned immediately at the tenant's expense. Tenant Maintenance Responsibilities The Tenant is responsible for keeping the condo in a clean, sanitary, and safe condition by handling minor, day-to-day items:HVAC Filters: Replace the heating/air conditioning filters periodically at the tenant's expense. Plumbing Care: Keep drains clear. Do not flush paper towels, wet wipes (even if labeled flushable), feminine hygiene products, or cooking grease. Costs to clear clogs from tenant misuse will be billed to the tenant. Batteries & Bulbs: Replace lightbulbs and batteries as needed. Mandatory Leak Reporting: Tenant must immediately report any water leaks, dripping faucets, or running toilets. Under California property standards, if a tenant fails to report a known slow leak and it causes secondary damage (like warped subfloors or mold), the tenant can be held financially liable for the repairs.HOA Aesthetics: Keep the exterior patio/balcony free of excessive clutter, hanging laundry, or unapproved storage to stay in compliance with HOA aesthetic standards.
