With easy access to Interstate 4 and Highway 27, exploring the area is simple and convenient. This is a non-smoking and non-pet community. Events are not allowed. Please note that in sunny Florida, with beautiful weather and greenery, come humidity and bugs. These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray! If pool heat and/or hot tub is desired, it must be requested in writing a week prior to check-in, as it requires up to 24 hours to heat. To add this amenity, you agree to pay $35 per day of usage. Additional fees may apply if a week's notice is not given. We do welcome furry friends! However, a written notification from the guest and approval by the host is REQUIRED. We allow (1) one house-trained dog (please specify breed and weight). A pet fee is applied & subject to up to $150 security deposit. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 12 guests at any given time. Please note that we welcome children of all ages but wanted to make sure you're aware that the home is NOT baby-proofed. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Up to (2) cars may park side-to-side in the driveway in front of the garage. Please don't park on the grass, or alongside the streets parallel to another vehicle, if you need an additional parking spot, there's a section in the community called Lava Tree Dr where you can find extra parking spots for overflow parking (you can bring up to 5 cars into the community, but if you do, 3 would have to be parked in this section). During the day, you can park in the Clubhouse parking lot, but overnight parking is not permitted. Please be extra careful with these rules as you might risk getting towed! Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. Please note that, after it rains, there may be a few small bugs that wash off the screen and into the pool and the pool may appear slightly discolored. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules. Self check-in and self check-out are available. The home features a dedicated workspace for guests who may need to stay connected.
