Please inform prior landlords and employers that our office will be contacting them to verify the information and authorize them to release and confirm your information. 2) Applicants with prior Evictions or Judgments will not be accepted. Applicants currently in eviction will not be accepted. A minimum credit score of 650 or more is needed to qualify. Applicants without sufficient credit history may be considered "with conditions", such as higher security deposit or a guarantor as co-signer. 3) Applicant(s) gross income must be at least TWO and a HALF (2 ) times the amount of the rent. All income must be verifiable and documented. We must be able to contact current and prior landlords and/or mortgage companies. 4) We will require the following original documents: (Faxed documents will not be accepted) a) Most recent pay stubs. (Minimum of 1 month) b) Social Security Card, Current Identification card, Tax Identification Number or Visa card c) Income tax papers are required for all self-employed applicants. d) Additional information or documents may be requested to clarify certain information on your application. e) If you filed for bankruptcy in the last seven years, we would require a copy of your bankruptcy papers. 5) Each adult applicant, 18 years of age or older, is required to pay a non-refundable fee for credit and background screening of $50.00. This fee applies to spouses, and/or roommates. 6) All applicants must be able to meet the qualification guidelines. Married couples, roommates, family members, etc. may combine their income to meet the income guideline. 7) PETS: $30 monthly rent increase per pet and $200 pet deposit per pet. A maximum of two (2) outside pets allowed at our discretion. Photos of pets must be provided prior to moving in. The following dog breeds are not accepted: Pit Bulls & Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Great Danes, Akitas, Alaskan Malamutes, Mastiffs, Presa Canarios, German Shepherds, Siberian Huskies, St. Bernards, Wolf-Hybrids or any hybrids of the above list. 8) The rent is plus taxes and utilities (water and power) will be prorated by owner and will be paid by tenants. 9) Tenants will be responsible for pest control and landscaping. 10) There is a nonrefundable administrative fee of 100 dlls when the lease signed.
