Security Deposit Alternative Qualification Requirements Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month's rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3x the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion).
