Security Deposit Alternative Qualification Requirements Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month's rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3x the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion). Employment & income history: Employed at current job 6+ months; or self-employed with 2+ years of tax returns; or receiving other reliable, verifiable income (Social Security/SSDI, VA or military income, retirement, child support, a housing voucher, or other public assistance). Credit: Minimum credit score of 650. Bankruptcy: No bankruptcy, or bankruptcy discharged more than 4 years ago. Collections: No non-medical collections; no collections from a previous landlord or utility company.
