There are only 8 apartments, and one is available now. 2821 and 2825 Seclusion Court Age 55+ Community LEASE ADDENDUM (Sample) WILDLIFE AND URBAN HABITAT RESTORATION Wildlife and their habitat are protected at 2821 and 2825 Seclusion Court. Residents must non-violently coexist with local wildlife and must not intentionally or unintentionally hamper ongoing habitat restoration. No herbicides, insecticides, rodenticides, bug zappers, or glue traps are permitted. INCOME AND RENT INCREASES Rent increases will generally consider each resident's ability to pay. We recognize that many residents are on fixed incomes or may experience benefit cuts. Rent increases are typically adjusted accordingly. UTILITY SERVICES Residents are responsible for their own utility expenses, including electricity, City of Raleigh services (water, sewer, and solid waste), internet, and Ring camera data storage. City solid waste and recycling rules must be followed. Residents with disabilities may qualify for deck-side garbage and recycling pickup. This utility is included with the city water bill. PARKING Each apartment has one assigned parking lot space. The sidewalk access area directly in front of each building courtyard is reserved for short-term use such as deliveries, drop-offs, and pickups. Visitors must use street parking in the cul-de-sac. NO SMOKING This is a smoke-free community, both indoors and outdoors. FIRE SAFETY No live fire is allowed for cooking or ambiance inside, outside, or on the deck. Electric, battery, or solar alternatives are acceptable. Fire blankets are non-expiring, clean, easy to use, and may be reusable. Each apartment is provided with a fire blanket, which must remain hung within easy reach of the kitchen range. RENTER'S INSURANCE Renter's insurance is required. Proof of coverage must be submitted and will be periodically requested. OUTDOOR LIGHTING AND SECURITY Residents must maintain an active Ring data storage subscription (approximately $10/month) for multiple motion flood lights and cameras. Only residents will have access to their own video footage. WASHER/DRYER Washer and dryer hookups are provided in each unit. Residents are responsible for any related expenses. Dryer vents must be cleaned annually. Proof of cleaning must be submitted to the owner or manager. HVAC AIR FILTER Residents must change the hallway air filter monthly. Basic filters are sufficient. The owner or her agent can provide and install filters at no cost if needed. PETS All pets, including visitors' pets, must be pre-approved by the property owner. Per City of Raleigh regulations, pets must remain indoors unless directly controlled. Pet rules and applications are available upon request. GARDENING AND LANDSCAPE Residents may garden in front of their picture windows and decks. Native plants and kitchen gardens are encouraged. Invasive plants are strictly prohibited. Yard waste bins are restricted to use for all parts of invasive plants and any thorny trimmings (e.g., holly, blackberry, rose). Most native plant trimmings stay on-site to support the ecosystem. Tall native grasses and wildflowers are allowed to remain standing for birds and reseeding. Tree debris is part of the local ecosystem and is not removed from the property. Snags (standing dead trees 10 12' high) are preserved for woodpecker nesting. DECKS Painted wood requires air circulation and sunlight. Moisture buildup causes rot and insect damage. Residents must keep porches and decks clear of leaf debris. This may require daily sweeping or blowing. Decks must be free of rugs and stored items that trap moisture. Plant pots must be elevated at least 1 inch, rollers are appreciated. WINTER ICE Residents should be prepared for winter storms. Each deck has a lit, lockable storage closet for items like ice melt, leaf blower and other seasonal supplies. WINDOW HARDWARE Window hardware is designed to hold two layers of curtains: sheers and mid-weight or blackout panels. Hardware must not be removed or altered. Provided curtains and sheers may be returned to the owner if residents prefer to use their own. PROPERTY INSPECTIONS The owner or her agent may schedule periodic visits to inspect the HVAC filter, check for leaks, or identify maintenance issues. ACKNOWLEDGMENT Please read this addendum carefully. You will be required to initial each section to confirm understanding and agreement. This is a sample and may differ slightly from the version presented at lease signing. Residents agree to live in an urban forest environment with prairie restoration and protected wildlife.
