A rare open-plan first floor, built by hand from the ground up. Not a template unit. A 1,000 sf great room under 10-ft ceilings, seamless epoxy floors, white gallery walls kitchen, dining, and living in one continuous space. Beyond it, a bedroom under a 12-ft sloped ceiling opening onto its terrace, and a walled 800 sf yard past that.
BUILT TO COMMERCIAL STANDARDS
I build bars, cafes, commercial kitchens, and stage sets, and this floor is built to those standards specified for rooms that take a beating nightly, not a showroom photographed once. So: don't stand on the counters, don't smoke, don't upset the neighbors. Past that it isn't precious. Cook in it, work in it, move things around. It's built to take it.
THE MAIN ROOM ~1,000 sf
One enormous undivided expanse. Picture rails throughout, so art hangs without a drill. Curtain track that can close the living area off. Ceiling speakers in every room. Built-ins in dining and living, plus a hidden recess for the TV.
THE KITCHEN
240-volt Viking convection oven. Separate Bosch range top, high-power hood, pot filler. Large stainless island. 30-inch double-basin sink with restaurant hard-spray faucet. Magnetic stainless backsplash. Built-in pot hanger and dish rack. Pendants over sink and island.
THE BEDROOM ~400 sf
Nine-foot dual-swing door with full-length mirror. Daylight on two walls. Built-in his-and-hers cabinetry (photos show items that will be removed), sconces, doors to the terrace. The master bath is cavernous for a one-bedroom: walk-in doorless shower with rain head and handheld, bench, niches, floating vanity. A powder room off the main room keeps guests from the bedroom.
STORAGE
Every cabinet here not just the kitchen is IKEA SEKTION, their kitchen line, built stronger than their living and bedroom systems. One system throughout, so any SEKTION drawer or fitting swaps in and new fronts drop on.
EASE OF CLEANING
Furniture on sliders, cabinets hung, nothing on the floor a mop swipes through the whole place.
SYSTEMS
Hydronic radiant floor heat, two zones, smart thermostats. Split system for AC and heat, though hopper windows and ceiling fans move air so well you may rarely need it. Full-size washer and gas dryer in their own room.
THE FOYER A ROOM FOR BOOKS
A true 75 sf mud room wrapped wall to wall, floor to ceiling in open library shelving enough to unpack a serious collection and still have room to grow. Bring your library. Marble bench, shoe storage, coat closet. Floors that don't mind wet boots.
Outside it: a fence modeled on a bird-watcher's blind, no gate. A giant old sycamore shades a front garden planted all in white hydrangea, climbing rose, creeping Jenny with feeders throughout. Full-width stoop, delivery box, fingerprint lock.
THE YARD ~800 sf, YOURS ALONE
Walled in greenery, vines climbing the trellis. A beautiful old maple shades much of it dappled, partial sun rather than full exposure. Good ground for container growing if you like working in shade. Outdoor spigot. Feeders draw cardinals, woodpeckers, blue jays. Floodlights, and a hoop for practicing your shot.
LEASE TERM
Offered at 12 months. Shorter and longer both on the table.
FURNISHED OR NOT
Available furnished, unfurnished, or in between. Furnished includes an art and architecture library, spice collection, small appliances, leather couch, arm chair all take or leave.
STRAIGHT TALK
I built this floor by hand and it shows, in a good way. High-end materials, honest informal finish, not showroom-polished. There's still touch-up work to be done.
The number isn't the whole conversation. Term length, furnished or not, what gets finished before move-in, and the rent itself are all open for the right tenant. Significant concessions available. Tell me what you need and what you're working with.
It's fundamentally an open-plan one-bedroom the great room and the bedroom, nothing more. Wonderful for the right person, wrong for anyone needing separate rooms.
