Mid-stay cleans are required for stays of 40-60 nights, and a deep clean replaces the standard checkout clean for stays over 60 nights. These additional cleaning services are charged separately. A $50 cleaner trip fee will apply if the cleaning team cannot access the property due to a delayed checkout. Indoor/outdoor smoking/vaping is forbidden, and evidence otherwise will incur a $400 housekeeping expense. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night will apply for each additional guest beyond the property's bed count. Checkout is at 10 am unless approved in advance. Early check-in and late check-out are subject to availability and may incur an additional fee of $20 per hour. A 15-minute grace period after 10 am checkout is allowed, after which a $25 fee ensues every 15 minutes. Extending your stay requires confirmation with ample notice and approval, with a standard two-night minimum applicable. The propane grill is available for use; please utilize the cleaning brush within the grill and ensure the knob is left in the off position. For the safety and convenience of guests, smart home and security devices are employed. Electronic door locks, exterior security cameras, and video doorbells monitor the exterior. Interior devices monitor temperature, humidity, and sound decibel levels. Amazon Echo devices are equipped with a microphone mute button and do not record or store audio. Interior cameras or recording devices are never present. Guests are prohibited from tampering with, removing, or disabling electronic monitoring devices. The internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. The property utilizes a septic tank; only toilet paper should be flushed. Trash must be bagged and placed in the garbage bin located on the side of the home, rolled to the end of the road Thursday nights for Friday morning pickup. Failure to set trash out for scheduled pickup incurs a fee. In the event of a system failure (heating, cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems), neither the property owner nor the Management shall be liable to the Guest for damages, and no refunds will be given. Management will make an effort to promptly repair or replace the failed system or equipment. Management will not assume liability for any loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guest personal property, including vehicles, is not insured by the Owner against loss or damage. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. Management recommends Guests carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property. All payments are nonrefundable; cancellations within 24 hours of booking confirmation will be refunded minus applicable fees. Cancellations made after 24 hours of booking confirmation or within 24 hours of check-in will forfeit all payments. Standard transaction and processing fees incurred by the merchant of record are non-refundable. If a refund is issued, a surcharge will be applied to cover additional card-processing and administrative costs.
