The tenant assumes responsibility for both water and electricity expenses. Upon signing the lease agreement, the tenant is required to make an initial payment of $1000. There is a $1000 off of the first month's rent. Thereafter, the monthly rent is $2200. Tenant is to pay a security deposit totaling $2200. Smoking is strictly prohibited, and pets are not permitted on the premises. The lease duration spans a minimum of one year. The tenant is obligated to maintain renters insurance covering personal belongings and $500,000 in liability coverage, designating the property owner as the beneficiary. This insurance coverage must remain in force throughout the tenant's occupancy. At the end of the lease term, the tenant is expected to return the property in a condition consistent with regular wear and tear. Any necessary repairs that amount to less than $100 are the tenant's responsibility.
    District law requires that a housing provider state that the housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.
