No bankruptcy or foreclosures. 4. Earnings at least 2 1/2 times the monthly rent. 5. Positive rental history for 24 continuous months from a non-family member or friend. 6. At least 24 months of continuous positive employment history. 7. Tenants will be required to obtain renter's insurance that includes a minimum $100,000 general liability policy. 8. First month's rent and the security deposit is due upon lease signing. 9. Applicants that do not meet all of the criteria will need a co-signer who does meet the criteria.
