This townhouse has been our family home for the past 5 years, and we kept this place with care and love. Our neighbors are friendly. The HOA fee (included in the rental fee) takes care of the cost of water, trash (including recycling and compost), snow removal, broader landscaping and lawn, and access to the community swimming pool. We hope that you will feel at home here, and love living in Boulder as much as we do!
The ground level is spacious and full of natural light. With the unit facing north-south, the unit stays cool through most of the summer months.
The kitchen is equipped with modern appliances: stove/oven, microwave, refrigerator, and dishwasher. The kitchen in this unit features a deli window so you can see the entire first floor from the kitchen.
The laundry and utility room is fully equipped with a washer and dryer that are about a year old. The central heater and water heater (both purchased within the past 5 years) are located here. The average bill in the winter is $110 and summer is $70. Double-paned windows were installed in the entire unit in 2025, helping to keep the home well-insulated.
The dining room is attached to the kitchen and living room. The first floor also has a half bathroom, coat closet, and additional storage space. A glass sliding door looks out onto the patio area, where we installed flagstones. There are pots for shade-loving plants - in the summer this is the perfect place to relax!
On the second floor are two large bedrooms with large windows. Both bedrooms have large closets, and the primary bedroom's closet is a walk-in. Both bedroom windows look out onto a grassy space with several trees. It's a very quiet place with no units above or below the unit, and very little road noise (despite Foothills being a few blocks away). The second bedroom upstairs also features built-in cabinets and shelving - perfect for the busy graduate student or remote professional.
This upstairs bathroom features a nice countertop and spacious vanity with many drawers for toiletries. Both the upstairs and downstairs bathrooms were renovated around 2020.
The unit comes with a large storage closet next to the carport (marked with a small 'C' on the door).
For parking, there is 1 dedicated carport parking space, parking space in the cul-de-sac, and public street parking (required purchasing an inexpensive annual resident parking pass).
The townhouse community, Park East Square, is a primarily owner-occupied complex with well maintained sidewalks, large leafy green trees, and expansive grassy fields. The pool is one of its highlights, and it has full bathrooms and a kiddie pool area. It is typically open until Labor Day each year.
No undergraduate students, please. No smoking. 1 year lease. Can have up to 2 pets (dog or cat).
The rental term of the lease is 1 year, but we are flexible for longer.
Limits on occupancy is up to 2 people, or 3 if the third person is a young child.
All utilities, HOA fees, and exterior maintenance included, except gas/electric and internet.
Our pet policy is no more than 2 total animals - limited to cats and dogs.
Renters insurance is required.
