RESIDENTIAL LEASE TERMS (12-MONTH LEASE)
1. Lease Term
The lease term shall be for twelve (12) months, beginning on the agreed start date and ending twelve months thereafter, unless terminated earlier according to the terms of this agreement.
2. Rent Payment
The Tenant agrees to pay monthly rent in the amount specified in the lease agreement. Rent is due on the first (1st) day of each month unless otherwise specified.
3. Initial Deposit and Last Month's Rent
At the start of the lease, the Tenant shall pay an initial deposit, which includes:
The security deposit, and
Last month's rent, which will be applied to the final month of the lease term provided the Tenant fulfills all lease obligations.
The security deposit may be used by the Owner to cover unpaid rent, damages beyond normal wear and tear, or cleaning costs as outlined in the move-out conditions.
4. Utilities
The Tenant is responsible for payment of the following utilities:

Gas
Internet
The Owner is responsible for payment of the Homeowners Association (HOA) dues, which include trash collection services.
5. Smoking Policy
Smoking is strictly prohibited inside the property, including all interior areas of the residence.
6. Pet Policy
Pets are allowed on the property, provided that the Tenant ensures pets do not cause damage, excessive noise, or disturbances. The Tenant is responsible for any damages caused by pets.
7. Maintenance and Care of Property
The Tenant agrees to maintain the property in a clean and sanitary condition and to promptly notify the Owner of any maintenance issues or necessary repairs.
8. Notice of Termination
Either party must provide a minimum of thirty (30) days written notice prior to termination or non-renewal of the lease.
9. Move-Out Conditions
At the end of the lease term, the Tenant must vacate the property and leave it in the following condition:
The property must be thoroughly cleaned, including floors, kitchen appliances, countertops, bathrooms, cabinets, and interior surfaces.
All personal belongings must be removed from the property.
Trash and debris must be disposed of properly.
The property must be returned in the same general condition as received, excluding normal wear and tear.
The Tenant is responsible for repairing or paying for any damages caused during the lease term beyond normal wear and tear.
Failure to meet these conditions may result in deductions from the security deposit for cleaning, repairs, or replacement costs.
10. Keys and Access Items
All keys, remotes, access cards, or other property access devices must be returned to the Owner at the time of move-out.
