1. Lease Duration: The lease term shall be for a period of 12 months, commencing on Start Date and ending on End Date. Renewal options may be available upon mutual agreement. 2. Monthly Rent: Rent is $1825per month, due on the first day of each month. A late fee of $ 35 will apply to any payment received after the 3 days of the month. 3. Security Deposit: A security deposit of $1825 is required at the time of lease signing. This deposit is refundable upon satisfactory completion of the lease term and inspection of the property. 4. Utilities: The renter is responsible for all utilities, including but not limited to gas, electricity, and water. 5. Pet Policy: One pet under 40 pounds is permitted with prior written approval. A non-refundable pet deposit of $300 is required. The renter is responsible for any damage caused by the pet. 6. Occupancy Limits: The maximum number of occupants shall not exceed 4 persons. 7. Maintenance and Repairs: Tenants are responsible for maintaining the premises in clean and good condition. Any damage or needed repairs must be reported promptly to the landlord. 8. Alterations: No structural changes, painting, or alterations may be made without the landlord's prior written consent. 9. Subletting: Subletting or assignment of the lease is not allowed without prior written consent from the landlord. 10.
