If lease is terminated early, renter will be required to pay 2 months rent to be released from the contract. If the renter fails to pay the rent on time for more than 3 consecutive months, the renter may be evicted. Lock changes to the front or garage door are not allowed. Owner pays for water. Renter(s) will be responsible for electric. Renters insurance is required. $1000 deposit is partially refundable, up to $500 max and dependent on condition of townhome after lease expiration. The home is not equipped with gas. Maximum occupancy: 4 adults (2 adults per bedroom). No pets allowed. No smoking allowed. Owner will schedule a time with renters to replace AC filters and maintenace the AC Unit once a quarter. Owners may request to do a walk-through inspection twice a year, and will provide at least a 2-week notice. Owners will provide property maintenance and renters are required to report any issues immediately. Renters are required to maintain the front patio in a presentable manner, clean and free of trash and large debris. Renters are not allowed to do any major repairs or renovations on the townhome without consulting with owner first. Renters are required to follow HOA guidelines and continous disregard of HOA rules may cause eviction. There is limited visitor parking on site which requires registering online and limits parking to 24 hours. All other cars will need to park on the side of the street. The fireplace is for decorative use and not for real use. Washer / Dryer unit connections available.
