C C C Rd - RENTAL TERMS
In consideration of the Landlord leasing certain premises to the Tenant and other valuable considerations, the receipt and sufficiency of which consideration is hereby acknowledged, the Application Parties agree to as follows:
The apartment, municipally described as 5472 C C C Rd (the "Property"), for use as residential premises only.
Subject to the provisions of a future lease, apart from the Tenants, no other persons will live in the Property without the prior written permission of the Landlord.
No guests of the Tenants may occupy the Property for longer than one week without the prior written consent of the Landlord.
The Tenant may keep approved pets subject to pet rent, pet fees and pet deposit in or about the Property. The Landlord may revoke this privilege upon thirty (30) days' notice.
Tenant Parking is provided in two assigned parking spaces in front of the garage, north (left) side. Additional spaces are available for $50 per month, per space.
Short term guest parking is available in the lot near the north entrance.
The Tenant and members of the Tenant's household will not smoke or vape anywhere in the Property nor permit any guests or visitors to smoke or vape on the Property.
Upon commencement of the lease first and last month's rent will be paid by the Tenant to the Landlord as well as any applicable Security Deposit, Additional Parking Fees, Pet Fees, Pet Rent and Pet Deposit.
Any notice to terminate this tenancy must comply with the applicable legislation of the State of Virginia (the "Act").
Subject to the provisions of any future lease, the rent for the Property is $2350.00 per month (the "Rent"). $2325 per month for a two year lease. $2300 per month for a three year lease.
The Tenant will pay the Rent on or before the first (1st) day of each and every month of the term of this Lease to the Landlord by direct debit from a bank or other financial institution, Check, Venmo or Zelle.
The Tenant will be charged an additional amount of $95.00 per infraction for any Rent that is received after the greater of 5 days after the due date and any mandatory grace period required under the Act, if any.
On execution of any future lease, the Tenant will pay the Landlord a security deposit of $2000.00 (the "Security Deposit").
Pet Fees, Pet Deposit and Pet Rent
On execution of any future lease, the Tenant will pay the Landlord a non-refundable pet fee of $250.00 per pet.
On execution of any future Lease, the Tenant will pay the Landlord a refundable security pet deposit of $250.00 per pet.
On execution of this Lease, the Tenant will pay the Landlord monthly pet rent of $50.00 per pet.
On the event that the Tenant acquires additional pets the Tenant will immediately notify the Landlord and pay additional pet fees, pet deposit and pet rent according to the above terms.
The Parties will complete, sign and date an inspection report at the beginning and at the end of this tenancy.
Upon giving written notice no later than 60 days before the expiration of the term of any future lease, the Tenant may renew this Lease for an additional term.
Upon no receipt of written notice to vacate the terms of the lease will continue monthly.
The Landlord is responsible for the payment of all utilities in relation to the Property. This includes any water or well fees, septic and maintenance fees, as well as heating and cooling services.
The Landlord agrees to pay StarLink WiFi and take care of yard maintenance and trash disposal.
All legal adults over the age of 18 must sign in order to be considered as rental applicants.
