Property Viewing:
Applications are not accepted unless all applicants have viewed the property.
For applicants outside the area, a designated individual must visit the property in
person or use interactive virtual tour methods on behalf of absent applicants.
Failure to arrive on time for a showing appointment or provide advance
rescheduling notice may result in application denial.
Application Fee:
A non-refundable application fee of approximately $50 per applicant applies.
Rental History:
24 months of valid, verifiable favorable rental history.
Valid rental history includes a written lease or month-to-month agreement.
Less than 24 months of rental history may require an increased deposit or
cosigner.
Late payments, NSF checks, or noise complaints within 24 months may result in
denial.
Unavailability of verifiable favorable rental history due to non-responsive
landlords may lead to denial.
Credit History:
All open accounts must be in good standing for 2 years.
Derogatory credit history may result in denial.
Insufficient or lacking credit may also result in denial.
Employment:
Unverifiable current employment may result in denial.
Income:
Monthly verifiable income must be at least 3 times the monthly rental amount.
Insufficient income may require a qualified cosigner or result in denial.
Co-Signer Qualification Criteria:
Co-signers must meet rental history, credit history, employment, and income
criteria.
Photo ID:
Valid government-issued photo identification is required for all applicants.
Grounds for Denial May Result From:
Verified unpaid eviction.
Unpaid rental collection.
Owing balance to landlord.
Late payments, NSF checks, or noise complaints within 24 months.
Unverifiable social security number.
Falsification of rental application.
A broken lease agreement resulting in collection filing.
History of criminal activity posing a danger to persons, property, or community
peace and enjoyment.
Past history of alcohol or drug abuse interfering with community safety and
enjoyment.
Registered sex offender requirements or current sex offender registry listing.
