The lease term is flexible at 9, 10, 11 or 12 months. Applicants must have a 2.5x rent-to-income ratio. This is a no-smoking property. Renters are responsible for all utility fees including garbage, water, electric, sewer, internet and similar. Applicants must pay $37.99 for screening fees. Screens are processed through MyRental. Failing to provide or unsatisfactory results on any of these measures will result in a denial of the application. Landlord will not accept a comprehensive reusable tenant screening. Tenants must keep the property in clean and orderly fashioned. Common areas must also be kept in a clean an orderly fashion (e.g., cleaning dog poop if left on the property or around the neighborhood.) Tenant must follow all HOA rules. Other Requirements Applications are accepted only after all potential renters in the party have completed a walkthrough of the property with a representative of Stella by Starlight LLC. Applicants must be punctual for their showing appointment or reschedule in advance; failure to do so will result in denial of the application. Every occupant age 18 or older, or emancipated minor, must submit a fully completed application without material misstatements or omissions. Groups of multiple applicants are considered only when all members have submitted applications. A valid government-issued ID is required for all adult occupants; failure to provide ID leads to denial. Additional information (anticipated length of tenancy, commencement date) may be considered. Offers/proposals (additional rent, deposit, extended lease term, qualified guarantors/co-signers) may be taken into account. All correspondence results in pre-screening, per RCW 59.18.257. If approved, an 'Intent to Rent' and sample lease are sent via email. Applicants have 48 hours to accept and sign, pay one month's gross rent, and review the sample lease. Failure to meet these requirements within the timeline results in denial. Each occupant age 18+ must individually meet credit and landlord criteria. For groups, income may be combined to satisfy the 2.5x income requirement. Not meeting criteria may result in denial, a qualified guarantor, or payment of additional funds. Credit Requirement Positive credit history required. No rental-related collections. Collections outside of rental-related collections totaling $250+ may result in denial. More than 15% derogatory accounts may be grounds for denial. No unlawful detainer action or eviction history. Portable screening reports are not accepted. Student and medical debt are excluded. Income Requirements Verifiable employment and/or source of income required. Income must be at least three times the gross rental amount. W-2 Employees: Submit two most recent paystubs showing employer name, employee name, and pay period date. Offer letter from a prospective employer on letterhead, including applicant's name, compensation summary, and signatures of all parties. Self-Employed/Retired: Provide three most recent bank statements (all pages) and previous year's income tax statement. Statements must show bank name, account holder's name, statement date, deposit summary, and balance. Alternative sources of income may include: Verified lawful sources beyond wages/salaries (Section 8 vouchers, social security benefits, unemployment benefits, charity programs, maintenance/child support, any federal, state, local government, private, or nonprofit administered benefit program).
