Only tenants/occupants approved and listed on the lease may reside in the unit. No subletting without prior written landlord approval. Guests staying more than 14 consecutive days or 21 total days during a 12-month period require prior written landlord approval. Tenant maintenance: Tenant must keep the unit reasonably clean, promptly report leaks/damage/maintenance problems, replace ordinary consumable items where applicable (such as light bulbs), and pay for damage caused by the tenant, occupants, pets, or guests. Landlord maintenance: Landlord is responsible for landlord-required repairs, major systems, and maintenance that is not the tenant's responsibility, subject to the lease, HOA responsibilities, and Colorado law.
