Application Criteria: applicants are required to demonstrate 3x gross income as compared to the monthly rent*. A credit check using our tenant screening software (Appfolio) is required for all residents, cosigners, and applicants over the age of 18. Applicants must provide two landlord references*.
*Voucher Holders: if an applicant submits proof of a housing subsidy, the two following criteria apply in lieu of the credit/income requirements: (1) a landlord reference regarding the condition of their current residence; (2) a housing specialist confirmation email regarding the applicant's status as a subsidy recipient.
Security Deposit Waiver/Payment Plan: any applicant may quality. To qualify for a 100% security deposit waiver, applicants must show positive credit history for a minimum of 12 months with no more than one line of credit past due. To qualify for a 12 month security deposit payment plan, applicants must show positive credit history for a minimum of 12 months with no more than two lines of credit past due.
Renters Insurance/Utilities: tenants may elect to pay utilities directly or request utilities to be included in the base rent. Renters insurance is $15 per month, electricity is $50 per month per resident, gas is $25 per month per resident, and water is $25 per month per resident.

We do not charge different application fees, security deposits, or move-in fees based on how rent is paid.
General Information:
- Proof of income: including but not limited to recent paystub, an offer letter, tax returns, or proof of loans/scholarships, housing vouchers, etc.
- Denial: if your application is denied or if the owner renders an adverse decision, you will be notified within 24 hours through our applicant portal.
- Commission: licensed agents or representatives will receive a commission of 50% of one month's rent once the first full month is received.
- No Cancellation Clause: there is no "lease break" fee or other cancellation option for our leases. If you apply, are accepted, and sign a lease, you assume full responsibility for replacing yourself on the lease. Any replacement tenants must meet our current application criteria and follow the same application process that you followed.
