Pro-rated rent will be due on the first day of the following month. Verified funds are required for the first month's rent. Cashier's check or money order must be made out to JB Goodwin Realtors, include the property address of the rental, and be signed.
Income requirements: Current income to meet or exceed three (3) times the monthly rent. Roommates must qualify at 2.5 times the monthly rent per applicant. Consideration will be given to candidates close to the income requirements with good credit, however a higher security deposit may be required.
Proof of Income: Applicants must have at least two (2) years of verifiable income. Please submit four (4) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. If self-employed, provide the last two (2) year's tax returns or 1099's.
Rental History: Applicants must have at least two (2) years rental history with no late payments. Please provide the last two (2) landlord's information. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial. If applicable, please submit two (2) years verifiable mortgage payments (not to include any late payments).
Credit History: To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. A minimum of 640 credit score is required. A lower credit score or recent charge-offs with good rental history may require additional security deposit. A bankruptcy must be discharged for at least five (5) years. No foreclosures within the last five (5) years. Any judgement from a previous landlord for property damage or unpaid rent is automatic grounds for denial.
Criminal History: No one convicted of a violent or property crime, or any felony, will be approved. Criminal background must not include any physical, violent or narcotic related arrests. Sex offender registration is automatic grounds for denial.
