At the signing contract by the landlord and tenant ,the tenant will pay first month of rent and additional one month rent as a deposit considered last month rent. Tenant will be responsible for paying the entire period of contract in case of early moving out. Rent should be paid mandatory every 1st of the month. For any other circumstances of delay of paying the rent the tenant will be charged late fee of 5% of the total rent amount for every each day of delaying paying the rent. Pets allowed Smoking not allowed inside the rented unit HOA rules and regulations that the landlord will handle to the tenant(s) will be mandatory accepted and followed by the tenant, It is the tenant responsibility only during the period of signed contract by the both parties. All consequences of the broken HOA contract rules and regulations will be supported by tenant only. The tenant will be responsible to leave the unit at the end of the contract as original he sign the contract. Any damages will be discussed and calculated by the landlord and tenant and result of fisical and financial damages will be supported and paid by the tenant. The rental lease will include the water and HOA. Electrical, heat, internet, cable tv, phones are not included in the rent, the tenant is responsible to pay for it.
