Lease Terms:
12-month lease term. No smoking of any kind (including marijuana) anywhere inside the unit, in common areas, or within 15 feet of building entrances, exits, and rooftops.
Utilities Included: Heat, water, trash, sewer. Owner also provides monthly pest control, common area cleaning, lawn care, and exterior building maintenance.
Tenant Responsible For: Cooking gas and electricity. All utilities must be transferred into tenant's name within 48 hours of receiving keys or fines will apply.
Rent & Fees: Rent is due on the 1st of each month. Late fee applies after the 5th: $10/month on rent under $500, plus 5% on any amount over $500. $40 fee for returned checks or reversed payments. Pets: Permitted with prior written landlord approval only. No dogs over 50 lbs or aggressive breeds. Annual pet fee of $250 plus monthly pet rent applies. Dog bite insurance required for all approved pets. Unauthorized pets subject to $375 fine plus $25/day until removed.
Appliances: Refrigerator, microwave, oven/range, dishwasher, washer, and dryer included. Tenant is responsible for care, maintenance, and minor repairs under $175. Tenant responsible for all drain clogs resulting from tenant use.
Tenant Responsibilities: Furnace filters must be changed every 30-60 days. Tenant is responsible for smoke and carbon monoxide detector battery replacement. No portable washing machines permitted. No alterations to the unit without prior written approval. Tenant responsible for glass breakage except pre-existing damage noted at move-in.
Building Rules: Quiet hours 9pm 9am. No loitering, smoking, or grilling on front porch or front of building. No storage in hallways, porches, vestibules, or basement. All move-in and move-out must be through the rear entrance. No grills on wooden decks or within 15 feet of building. No AirBnB, short-term rentals, or subletting without prior written consent.
Move-Out: Unit must be returned broom clean and in the same condition as move-in (normal wear and tear accepted). Failure to properly move out and complete key exchange will result in a $500 fine plus cost of repairs and rekey. Unpaid balances will be sent to collections with a 30% collections fee.
Lease Violations: Start at $75 per occurrence. Legal fees and any applicable HOA fines will be added to tenant ledger.
Insurance: Renters insurance is required. Tenant is solely responsible for loss or damage to personal property.
Screening: All lawful income sources accepted, including housing assistance. Cook County Just Housing Amendment applies criminal history will not be considered until a conditional offer has been made.
