TSAHC APPLICATION PROCESS AND CRITERIA APPLICATIONS ARE APPROVED ON A FIRST COME FIRST QUALIFIED PROCESS Application packages must contain ALL of the following Items for it to be considered as a complete application: a) TAA application: Please make sure the application attached to marketing source is fully completed and legible. b) Copy of Driver's License or Identification Card (All Adults) No more than 6 occupants in a 3 BR. c) Income verification: Each adult must disclose all types of income received (I.E., 1 month of recent check stubs, employee letters, Social Security benefit letters, Child Support court orders, monetary contributions, etc.) d) Signed Rental Criteria and Asset Verification (attached to listing) e) $50 application fee / adult (Certified funds only. Submit fee to management company along with the completed application.) Paid applications will be processed in the order they are received and if your application is not processed, you will get your application fee returned. Once everything above is submitted, we will accept the application. If your application package is first, the 4-step screening process below will begin. If it is not first, you will be notified of your place in line. 2025 Step 1) Income Qualification: Minimum Income to qualify for a TSAHC property is $48,150 for 3 BR home (2.5 times the amount of rent). TSAHC is an affordable housing nonprofit; follow the chart below to find the maximum income allowable. 1 resident living in the home a maximum annual income of $78,120 is allowed 2 Residents- $89,280 3 residents $100,440 4 residents-$111,600 5 resident - $120,600 ONCE THE APPLICANTS PASSES STEP ONE IN THE QUALIFYING PROCESS THE APPLICATIONS FEES ARE NO LONGER REFUNDABLE Step 2) Criminal History: The owner has the right to deny any applicant based on criminal history. Step 3) Credit: Successful applicants will have positive credit history, which is determined by the owner. Step 4) Rental History: The owner has the right to deny any applicant based on rental history. Age requirements: All leaseholders must be at least 18 years of age or legally emancipated. All leaseholders must submit an application for approval. Deposits: A deposit of $1,300 is required after the application is approved. In some circumstances the applicant may be asked for addition deposit monies. A pet requires a $200 refundable deposit and a $200 non-refundable pet fee. 1 PET MAX, 35LB WEIGHT LIMIT & BREED RESTRICTIONS APPLY ** Applicant may be denied, at the discretion of the Corporation and/or if the applicant's anticipated move-in date is greater than 21 days after the Corporation's posted possession date.** Texas State Affordable Housing Corporation and this property comply with all federal, state, and local regulations relating to Fair Housing for applicants and residents regardless of race, color, religion, sex, national origin, familial status, or handicap. Properties/Units can be held after application has been approved and security deposit has been received. *We are Pet Friendly. This property has a 35lb weight limit and only pet is allowed. Providing all pertinent pet information will help increase processing time on applications. Pet deposits are partially fully refundable, less any lawful deductions. Aggressive breeds are not allowed, including Pit Bulls, American Bulldogs, English Bulldogs, Husky, Akita, Mastiffs, Chows, Rottweilers, Dobermans, and mixes of these breeds.
