Home Warranty vs. Homeowners’ Insurance
AHS complements your homeowners’ insurance by covering what insurance doesn’t, like normal wear-and-tear. Think of a home warranty as filling in the gaps so you can get complete protection.
Home Warranty plans cover what WILL happen:
- Broken A/C
- Clogged pipes
- Leaky water heater
- Overflowing toilet
vs.
Homeowners’ Insurance covers what MIGHT happen:
- Theft
- Fire damage
- Storm damage
- Floods
Warranty more. Stress less.
American Home Shield offers protection for the systems and appliances that keep your home happy. And with three different plans to choose from, you can find the right fit for your home and budget. Nothing feels better than knowing you have a plan when things go wrong.

View Limitations and Exclusions
American Home Shield covers major components of up to 23 home systems and appliances – including 9 fully covered items; coverage is also available for additional add-ons such as roof leak repairs. American Home Shield covers normal wear and tear malfunctions during the contract term. This includes malfunctions of the covered items resulting from the following situations prior to and during the contract term:
- Insufficient maintenance, rust, corrosion, or sediment.
- Improper installations, repairs, or modifications.
- Mismatched systems where the indoor and outdoor units were not properly matched to each other in capacity or efficiency for proper operation.
- Undetectable pre-existing conditions which are defects or mechanical failures that could not have been detected by a visual inspection and/or simple mechanical test. A visual inspection of the covered item verifies that it appears structurally intact and without damage or missing parts that would indicate inoperability. A simple mechanical test is defined as turning the item on and off to ensure that it is operational. While turned on, the item should operate without causing damage, irregular sounds, smoke, or other abnormal outcomes.
American Home Shield will not repair or replace malfunctions covered by a manufacturer, distributor, builder, or an extended warranty. Coverage is for owned or rented residential property, commercial property or premises converted into a business.
Please review the Sample Contract for all limits and exclusions under our contract and for each covered item.
