Portions of the tract lie within the city limits of Rusk, offering access to municipal services while maintaining the privacy and feel of a rural landscape. The terrain is gently to moderately rolling, with elevation ranging from approximately 410' to 480' ASL. The topography creates a natural sense of movement and character across the property, enhanced by a network of creeks and draws. Two primary creeks—One Eye Creek and College Creek—converge in the northwestern portion and continue through the center of the tract, ultimately draining southward. Multiple smaller creeks and springs feed into these drainages from the east and west, creating excellent watershed conditions and abundant surface water. This dynamic landscape provides both aesthetic value and strong habitat potential for wildlife. The property is predominantly wooded, with an estimated 22 ac of open pasture located in the northern and central portions. The timber consists primarily of native species common to East Texas, including loblolly pine, white oak, post oak, hickory, and sweetgum. Appx 50 to 55 acres of the timbered area were thinned in recent months.
