Being Sold by Clarion Fire & Hose Company No 1. Vacant Land in Clarion Borough. Written, sealed and signed proposals with a $67,000.00 minimum bid will be received until 5:00 p.m. on March 20, 2026. All bid proposals shall be clearly marked "Vacant Land Firemans Road, Clarion Borough" on the exterior of the envelope and submitted to Logue & Urik PC, by mail to 319 Main Street, Clarion, Pennsylvania, 16214. Bids will be opened and read at a meeting of the fire company on Monday, March 23, 2026, at 5:00 p.m. Clarion Fire & Hose Company No. 1 reserves the right to reject any and all bids, and to disqualify any bid which does not comply with the instructions. The winning bidder will be required to deposit with Logue & Urik, P.C., at 319 Main Street, Clarion, Pennsylvania 16214, the amount equal to 10% of the winning bid amount in the form of certified check within forty-eight (48) hours of the bid being awarded. Said deposit shall be non-refundable. At the time of deposit an agreement of sale shall be signed in substantial form as can be found at 525 Wood Street, Clarion, Pennsylvania 16214. Which shall contain the following terms: Acceptance of a bid is conditioned on payment of the balance of the awarded purchase price within forty-five days of acceptance. Buyer is responsible to pay 2% transfer tax, their attorney fees, all recording fees and their portion of the prorated taxes on date of closing. No broker or real estate commissions. The Real Property will be conveyed by Special Warranty deed. The only contingency shall be the contingency on Seller to convey good and marketable title. Should final settlement not occur within forty-five (45) days the Clarion Fire & Hose Company No. 1 reserves the right to terminate the sale on the forty-sixth (46th) day and keep the deposit as liquidated damages.
