    What's special

    Beginning June 1, 2021, we are offering for rent a 1 Bedroom 1 Bath second floor condominium unit for $1,450/month. The unit has views of the Hudson River and is a short walk to Main Street and Metro North Train Station. The unit has hardwood floors throughout and we generally allow tenants to paint the walls to make the space their own. There is laundry in the basement of the building and off-street parking in the lot. The current tenants are moving after 4 years now that they have purchased a house. There is a $50 application fee, which will be put towards your first month's rent, in the event you sign a lease. We can provide a reference from the current tenant, upon payment of the $50 application fee. Showings are by appointment only and per the current lease, must be booked 48 hours in advance. However, we do have some flexibility to provide 24 hours notice, should the current tenants consent. Unfortunately, no pets are allowed as the Bylaws limit animals to unit owners. Also, per the Bylaws, second floor units must have rugs covering 75% of the hardwood floors to limit noise for the downstairs neighbors. Per the lease, we do require you to procure a renters insurance policy covering liability, which is historically a minimal cost. We own just this one unit and are responsive and easy to deal with, which the current tenants can confirm. The important areas of the lease are that no pets are allowed due to the association Bylaws, a majority of the floor must be covered by rugs to reduce noise for downstairs neighbors, rent will increase after the first year, but not on the second renewal, renters insurance including liability coverage must be obtained, and since NY no longer allows security deposits, insurance for the security deposit (we can provide a list of companies).
