This thoughtfully designed 540-square-foot studio apartment, which sits on the entire first floor of our home, feels inviting and spacious, featuring an ultra comfy queen-sized bed, a comfortable living area with a pull-out queen sofa for guests, a mounted Roku TV, and a dedicated workspace. The kitchenette is equipped with everything you need for easy, everyday living including an induction burner, full apartment-sized refrigerator, dishwasher, microwave, Keurig, and all kitchenware and cookware making it simple to settle in and feel at home right away. A full bathroom is stocked with fresh towels and linens for your comfort. What truly sets this space apart is its location. Nestled in a quiet, welcoming neighborhood in Donelson, you'll enjoy a rare blend of peaceful, small-town charm and quick access to everything Nashville has to offer. Just one mile away, you'll find Percy Priest Lake perfect for kayaking, paddleboarding, or simply unwinding by the water. The nearby Greenway offers miles of scenic trails connecting all the way into East Nashville and downtown, ideal for walking, running, or biking. Back at home, you'll have access to a serene, park-like backyard with a wooded setting an ideal spot to sip your morning coffee, listen to birdsong, or relax after a long day. The apartment has its own private entrance through the garage, offering both privacy and full independence from our living space. While your whole space is separate, we're a friendly household and are always happy to connect whether that's answering questions, sharing local recommendations, or inviting you to a casual cookout. More than anything, we are just looking for somebody with whom we can have open communication and mutual respect, so that we can all have a fantastic experience during your time here. A few practical notes: we work from home and live upstairs with our toddler and dog, so while we've taken steps to minimize noise, daytime quiet can't be guaranteed making this space best suited for someone with a daytime work schedule. We do have our own washer and dryer upstairs, but we list the apartment as not having laundry access, because tenant access is limited. But there is a clean, safe, and incredibly fast laundromat just five minutes away. If you're looking for a comfortable, well-located home base with a genuine neighborhood feel away from the tourist crowds but close to everything this is it. This furnished studio apartment, located on the first floor of our home, is offered as a mid-term rental. We require a minimum stay of 30 days, with a preference for 60 days or longer. Lease terms are flexible and created on a case-by-case basis. Please note that we are unable to accommodate long-term stays of 6 months or more. All utilities including internet, electricity, and water are included in the monthly rent. Additional fees include: A one-time application fee paid directly through TurboTenant. This fee covers background check, credit check, and rental history report. A one-time cleaning fee due at move-out. As the apartment is connected to our home, we take care to screen and personally connect with prospective tenants prior to application. We only invite applicants to apply once we're confident it's a good mutual fit. Occupancy: This studio is suitable for one individual or a couple. Roommates and subletting are not permitted. Parking: Street parking is readily available. Please note that a personal vehicle is recommended, as the neighborhood has limited access to public transportation. House Policies: No smoking or vaping anywhere on the property No firearms permitted on the property We love animals, but unfortunately cannot accommodate tenants with pets
