If paid later than the 15th of the month, a 10% fee applies. 15) Tenant to change air filter every 3 months. 16) The landlord will provide 48 hour notice to inspect the property every 4 months, preferably with the tenant present. 17)If the tenants break the contract and end the lease before the contract's end, they are required to pay a 2-month fine or a realtor fee to find new replacement tenants, whichever is greater.
