**Lease Take Over! Current tenant is not able to fulfill the terms of the lease and is looking for someone to take it over. The lease ends on 08/31/2026 (you will have the option to renew). Current tenant plans to be vacated by 1/31/2026 and the unit will be available on 2/1/2026. Rent is $1300 and deposit held is $1000. The current tenant has paid the required deposit and it will stay with the property. We want to clarify that by taking over the lease, you agree to accept the property and lease terms "as is". At move out, you will be responsible for returning the property in the same condition given to the original tenant. Any cleaning or damages to the property will come out of the original deposit. If cleaning or damages exceed the original deposit amount, the lease take over tenant will be responsible for the difference.
