    Non-smokers only please. Appointment need to be made ahead of time. I will be in town to show the place, beginning Sunday, August 8th. Availability will likely be after August 11, but we are flexible with regard to the move in date. Rental rate will be reduced by $100. per month, if you agree to maintain the plants in the small yard. This 2 bedroom, 1.5 bath duplex is just 2 houses from the beach, in the neighborhood known in Playa Del Rey, as the jungle. The front of the house is mostly glass, so the living/dining/kitchen areas receive lots of light. Was originally owner occupied. We are renting the lower unit with gas and water included in the rent. Almost all of the lights have been replaced with electricity saving LED bulbs. There is a separate laundry room with washer-dryer, and sink that is shared with the single occupant of the upper half of the duplex. There will never be more than one person living upstairs. The rental comes with one garage space, and 1 carport space, located to the side of the garage. There's a large amount of storage space available inside the garage. The kitchen has all stainless steel appliances, including fridge, dishwasher, and free-standing electric range. Kitchen countertop is granite. Water filtration system at the kitchen sink. The mircrowave oven over the stove will be replaced with a vent hood, so no microwave will be included. Most of the flooring is stone, with the exception of the two bedrooms. The larger bedroom is 21 feet long. I will be updating the photos in the coming week. The smaller bedroom is no longer green. I believe the entire interior has been repainted in a shade of white. I also believe that the window blinds have been replaced with curtains. The smaller bedroom, with a half bath, has hardwood flooring. The large bedroom may still have brown carpeting, but again, I will confirm whether that's been replaced with another material. All appointments to see the home need to originate with me. A credit check will be required. A security deposit of $3,500. is required. Small, quiet pets will be considered, and may increase the deposit requirement. The entire property has a 6' fence, with locking gates. Owner pays gas and water. Tenant pays electric, trash, internet, cable TV. The last 3 photos show a partial, current view, of the front yard. As previously mentioned, I will be updating the photos in the coming days.
