    Overview

    When the current owners purchased this 9 acre property they intended to build their dream home on it. They removed the remnants of the previous burnt down structure. They cleared the foundation, septic tank and the garage of the previous house. The property was abandoned for 20 plus years and heavily overgrown. 3 acres of trees were cut back and pruned to create an amazing view from the ridge sitting over 500 feet above the Ohio River Valley book ended by the over 100 acres of old growth woods on the hillside leading down to the river. On the other side of the road several houses are situated to the left and right of the property, directly across from it hundreds of acres of rolling farm fields stretch on for miles. The property has an old water well from the original house on site which the owners left undisturbed and they had the property perc tested for a new septic system. The perc was approved for a design of a 5 plus bedroom house. Then the site prep got underway. The property was extensively cleared and graded. A road was created to access the lower portion. The driveway was reclaimed, cleaned up, road fabric was installed and then a 6 inch bed of limestone was installed to create a solid road base for semi trucks and heavy equipment deliveries for construction. The area between the driveway and road is landscaped with large river stone. The mid section of the hill was planted with native wildflowers from the Penn State Agricultural Extension designed specifically for the region.The road side and the driveway had the trees extensively pruned and cut back. A drywell for the planned structure was installed along with erosion control measures for the road and hillside, drainage for where the driveway and road meet and piping to divert water under the newly cut road was installed also. The property features a 2 step terraced hillside with over a half acre of flat area abutting the road surrounding the proposed building site along with a 1/2 acre of flat space at the ground level of the proposed structures walk out basement. The property has over 1,000 feet of road frontage and drops down the hillside from each end to form an 800 foot deep diamond. The week after the property was closed-on the next door neighbor had a stroke and her kids approached the owners to purchase the estate and they eventually did.
