PETS & PET FEE: Small/Medium dogs only. No dogs over 30 pounds. NO cats. Pet fee: $350 per pet. This is a nonrefundable fee. MOVE-IN: Payment of first month's rent, security deposit, & pet fee (if applicable) is required before move in. RENT: Rent will be due on the first of each month. Partial payment of rent is NOT permitted. LATE RENT PAYMENT AND EVICTION: Stage 1) Rent will be considered late at NOON on the third (3rd) of the month and at that time an 8% late payment penalty will be added and become due along with the past due rent. Stage 2) If the rent AND the initial 8% late payment penalty remain unpaid at noon on the fifth (5th) of the month an additional 4% late payment penalty will be added to the amount due (making the total amount due equal to the full month's rent plus 12%). Stage 3) If the rent AND the accumulated 12% late payment penalty remain unpaid at NOON on the seventh (7th) of the month. the eviction process will begin. TENANT SELECTION CRITERIA: Tenant selection criteria includes consideration of the following information: 1) criminal history; 2) previous rental history; 3) current income; 4) credit history; and 5) completeness of information on the application form. LEASE COMPLIANCE: Lease provisions will be enforced in full compliance with applicable Texas Property Code.
