TENANT RESPONSIBILITIES & PROPERTY POLICIES
(For 1116 Hagues Mill Rd Full Property Rental)
The following lease terms and responsibilities are intended to maintain the property properly, protect all parties involved, and preserve the quiet residential environment of the neighborhood. All tenants signing the lease will be expected to fully comply with the following conditions throughout the lease term.
1. LEASE RESPONSIBILITY
All adult occupants must be listed on the lease agreement.
All tenants shall be jointly and severally liable for rent, damages, utilities, and lease violations.
One designated tenant must be responsible for submitting the full monthly rent payment each month.
Separate or partial rent payments from multiple tenants will not be accepted.
2. RENT & SECURITY DEPOSIT
First month's rent and equal security deposit are required prior to move-in.
No keys or occupancy will be granted until all required payments clear successfully.
Monthly rent must be paid on or before the due date (within 7 days) stated in the lease agreement.
Late payments may result in late fees and possible lease violation notices.
3. UTILITIES
Tenants are fully responsible for all utilities including but not limited to:

* Aqua (water/sewer)
* Internet/cable
* Any additional utility services
* Utilities must remain active and under tenant responsibility throughout the entire lease term with no exceptions.
* Failure to maintain utilities may be considered a lease violation.
4. LAWN MAINTENANCE & EXTERIOR CARE
Lawn maintenance, grass cutting, snow removal, and basic outdoor upkeep are tenant responsibilities.
Owner may optionally assist with lawn maintenance for an additional agreed monthly fee.
Property exterior must be maintained respectfully and free of excessive trash, debris, or neglected conditions.
5. OCCUPANCY & GUEST POLICY
No unauthorized occupants may reside at the property.
Long-term guests staying beyond permitted durations without approval may be considered unauthorized occupants.
Tenants may not add roommates, family members, or additional residents without written landlord approval.
6. NO SUBLEASING / NO AIRBNB
Subleasing, Airbnb, short-term rentals, or renting rooms to additional individuals without written approval is strictly prohibited.
Lease transfers or replacement roommates require landlord approval and updated documentation.
7. PROPERTY CONDITION & DAMAGES
Tenants are responsible for maintaining the property in clean and proper condition.
Any damages caused by tenants, guests, pets, or occupants beyond normal wear and tear shall be tenant responsibility.
Smoking, illegal activities, or intentional property damage may result in immediate lease violation proceedings.
8. QUIET RESIDENTIAL NEIGHBORHOOD POLICY
The property is located within a quiet residential neighborhood.
Excessive noise, disturbances, parties, or repeated complaints from neighbors will not be tolerated.
Tenants must maintain respectful behavior toward neighbors and surrounding properties at all times.
9. PARKING
Parking shall be limited to designated driveway or approved parking areas only.
Blocking neighboring driveways or unauthorized parking may result in lease violations.
10. INSPECTIONS & PROPERTY ACCESS
Landlord reserves the right to conduct periodic property inspections with proper notice as permitted by Pennsylvania law.

11. LEASE VIOLATIONS
Any of the following may constitute lease violations:
Nonpayment of rent

Repeated neighbor complaints
